What We Actually Charge

Published starting prices for every service we offer.

Knowing roughly what something costs before you call saves everyone time, so the starting numbers are all published below. Every price below is a starting point, and we tell you exactly what moves it.

These are the numbers we quote from. What you pay depends on what is actually on your roof, and we count it before we quote it.

The Honest Part

What actually moves the number

How many panels, not how big the house is. Pigeon proofing is priced off the linear footage of panel edge we have to seal. A twelve panel array in one clean rectangle is faster than eighteen panels split across three sections with different roof pitches, even on a smaller house.

How long the birds have been there. A few weeks of droppings is a rinse. Two years of nesting means shoveling out compacted debris, bagging it, hauling it off and sanitizing what is left. That is labor, and it is the single biggest swing in a pigeon proofing quote.

Single story or two story. Two story means taller ladders, more setup, more time and more risk. It is roughly a hundred dollar difference on windows and more than that on roof work.

Roof material. Concrete tile we can walk carefully. Old shingle in July we soft wash instead, which takes longer and uses more product. If your roof will not take foot traffic we will tell you on the inspection, not halfway through the job.

Hard water. Sprinkler overspray etches minerals into glass. A normal wash does not touch it. Restoration is a separate process and a separate line on the quote, and we will show you the difference on one pane before you decide whether it is worth doing.

Bundling. If we are already on the roof for pigeon proofing, adding a solar wash costs a fraction of booking it on its own. Most of our pigeon customers do exactly that.

Service Plans

If you would rather not think about it

Out here the dust never stops, so most of our regulars end up on a plan instead of calling us every time something looks bad. A plan is a fixed price for the year with the visits scheduled in advance, and it works out cheaper per visit than booking one at a time.

Plans generally run from $1,399 a year and cover an initial full service plus three scheduled maintenance visits, with the price locked for the term. Pigeon proofing plans carry the two year warranty on top of the scheduled cleanings.

We write it all out in a service agreement before you sign anything, including the cancellation terms, so there is nothing to argue about later. Paying ahead is welcome but never required.

Pricing questions

How much does it cost to pigeon proof solar panels?

Starts at $450 for a typical single story home with one array. That covers clearing the nests and droppings and hauling them off, sealing the full perimeter with rust resistant mesh clipped to the panel frame, and a two year pigeon free warranty. Bigger arrays, two story roofs and years of build up push it higher. Most High Desert homes land between $450 and $900.

Why do national websites say $300 to $2,500?

Those figures average the whole country, including regions with different roof types, labor rates and bird pressure. Out here the variables are pretty consistent: tile or shingle, one or two arrays, and how long it has been going on. That is why we can publish a real starting number instead of a range that wide.

How much is solar panel cleaning per panel?

From $7 a panel. A twenty panel home is usually $140 to $160. Market rate in the High Desert is $10 to $12, so we are deliberately under it. Two story roofs and heavy mineral build up cost more.

Is there a minimum charge?

Screen work has a $149 job minimum, because driving out for two screens does not pay for the trip. Everything else is priced off the job itself with no separate minimum.

Do you charge for the quote?

No. The inspection and the quote are free, and the quote is firm in writing before any work starts. If we get up there and find something that changes the scope, we stop and tell you before we do it, not after.

Do you take card?

Yes. Card, cash, check or an invoice you can pay online. On larger jobs we usually take a deposit to hold the date and the balance on completion.
