Window cleaning $149 / $249
The base price covers 10 to 12 windows on a single story or 18 to 20 on a two story. Past that it's more glass, more screens and more tracks to do right, so it's a flat $39 more, single or two story.
One flat $49 for every window inside the house, with the tracks vacuumed and wiped dry. Most companies charge by the window for inside work. We're already there with the water and the tools, so doing the inside costs you far less than a separate visit.
Big custom homes vary a lot. Extra panes and screens are counted on site or from a satellite view, and inside and out can run $499 to $599 on some homes. You get the exact price from Tony before anything starts, so there are no surprises on the day.
What you get. More light in every room, a clear view, screens and tracks that slide the way they should, and glass that lasts because hard water never gets the chance to etch it.
Why now. Dust and sprinkler overspray build up fast up here. A cleaning every 3 to 6 months keeps hard water from setting into the glass.
Pigeon proofing $450+
Cheaper crews screw or bolt mesh into the panel frame or the roof. Every hole is a spot for water and a reason for a solar company to deny a warranty claim. Our clips grip the inner lip of the frame, hold in High Desert wind, and come off clean if a panel ever needs service.

$450 covers up to 12 panels. Each panel past that means more mesh, more clips, more cleanout under the array and one more panel to wash, so it's $50 a panel. Set your count in the panel box below.
2 to 3 spinners come free. A spinner's flash covers the side of the roof it faces, and a ridge blocks it, so bigger roofs or roofs with birds on both sides usually need one more. Tap "See what the spinners do" to watch it in 3D.
What you get. Birds out from under the panels, nests and droppings hauled away and the area sanitized so the smell goes too, panels washed, mesh clipped to the frame so nothing voids your panel warranty, and a lifetime workmanship warranty on the install, in writing.
Why now. Nests only get bigger. The longer the birds stay, the more there is to clean out, and the more droppings sit on the roof and the wiring.
Solar panel cleaning $7 a panel
What you get. Clean panels, and if we notice anything visible while we're up there, like a cracked panel or birds moving in, we point it out. $7 a panel, dried spot free.
Why now. There's almost no rain up here to rinse panels, so the dust stacks up and your output drops a little more every month.
Window screen repair per screen
The same class of mesh your builder used, installed and tensioned right. Clearest view and good airflow. Fine for shaded windows.
Heavy vinyl coated polyester, UV and weather resistant, made for outdoor sun. Holds up to desert sun, wind and pets better than standard fiberglass.
When a frame is bent, loose or missing corners, new mesh won't sit tight in it. We rebuild the frame to fit your window with new corners and clips, so the screen snaps in and stays. $10 a screen, with either mesh.
What you get. Air in and bugs out, a clearer view from inside, screens that pop in and out easily, and a 2 year warranty on the mesh.
Why now. UV runs about nine months a year up here. Builder mesh goes brittle, then the wind finishes it off.
Hard water removal from $12 a pane
Hard water is minerals bonded to the glass, so each pane is treated and polished by hand, pane by pane. We test one pane free first so you see the result before you decide on the rest.

How to tell it's time
- Windows. Spots when the sun hits the glass, screens that look gray, or more than 6 months since the last clean.
- Solar panels. No wash in the last 6 months, or a sunny day in your solar app reading lower than it used to.
- Pigeons. Birds on the roof, droppings on the tile or driveway, cooing under the panels, or a sharp ammonia smell in the heat. They don't leave on their own.
- Screens. Tears, holes, mesh that bows out of the frame or crumbles when you press it.

What spinners cover, and what they don't
- Flash sunlight and keep moving in the wind. Pigeons stay away from light and motion they can't predict.
- Keep birds off the open roof, the ridge and the eaves, where they land and walk.
- Cover the side of the roof they face. The flash travels in a straight line.
- Mount on your roof vents with stainless hose clamps. No drilling into the roof.
- Clear a nest that's already under your panels. The cleanout and the mesh do that.
- See over the ridge. One spinner on the front leaves the back side open, and the pigeons just move there.
- Replace the mesh. Mesh is the guarantee, spinners are the deterrent.
Pigeons under solar panels aren't just noisy
The gap between your panels and the roof is warm, shaded and hidden from hawks. Out here that is exactly what a pigeon is looking for. Once a pair nests, the flock follows.

Nest & debris removal
Nests, eggs, feathers and packed-in material come out from under the array and get bagged and hauled off your property.
Cleanup & sanitize
We clean up the droppings and sanitize the affected areas beneath and around the panels, not a dry sweep. This is not a whole roof wash. Droppings get neutralized, not spread around.
Mesh secured with clips
Rust-resistant mesh wraps the perimeter of the array, held by stainless clips that grip the panel frame without drilling a single hole.
Reflective spinners
2 to 3 reflective spinners go on the roof, included in the package. They discourage birds from settling on the open roof around the array.
Panel rinse & walkthrough
We finish with a purified water rinse of the panels, then walk the job with you before we leave. The workmanship warranty starts that day.
Why we don't bolt mesh to your panels
We get called out constantly to redo somebody else's pigeon proofing. It's nearly always the same failure.

Why pigeons choose solar panels
The gap between a solar panel and the roof runs about four to six inches. It's shaded from the sun, sheltered from wind, warmed from above by the panel and from below by the roof, and almost nothing can reach a bird once it's in there. If you set out to design a nesting site for a pigeon, you'd build exactly that.
This is why the problem is so common on newer homes. Rooftop solar became standard on California new construction, and nobody installing it was thinking about birds. A neighborhood built in the last fifteen years is a neighborhood full of ideal nesting sites, and pigeons are very good at finding them.
They also don't leave. Pigeons return to the same nesting site season after season, and their offspring come back to the site they were raised in. That's why hosing it out or chasing them off buys a few months at most. Until the gap is physically closed, you have a permanent tenant.
What about spikes, netting, gel and spinners?
Here is the straight answer on each.
- 📌 Spikes, right product in the wrong place Spikes deter birds from landing on a flat open surface like a ledge or parapet. They do nothing about the gap under your panels, because the birds aren't landing there. They walk in from the side.
- 🕸️ Netting, built for commercial work Netting works on large commercial structures where the whole area gets enclosed. On a residential array it looks poor, sags in the wind, and traps debris.
- 🧴 Gels and repellents, temporary by design They degrade in UV and need reapplication, and desert sun is hard on them. You'd be buying the same fix twice a year.
- ✨ Reflective spinners, included free on every job Spinners flash and turn in the wind, which discourages birds from settling on the open roof around the array and takes pressure off the mesh. They don't close the gap under the panels, so on their own they are never the fix. Paired with the mesh they are worth having, which is why every pigeon proofing job includes 2 to 3 installed free, depending on the size of the home.

When to do it
Any time is better than waiting, but fall and winter are easiest. Pigeons nest in spring, roughly February through April. Exclusion done in autumn means they never establish for the coming season. Wait until April and we're removing active nests with eggs or chicks in them, which is slower, messier and harder on the birds. Reading this in the fall? This is the right time.

The price comes down to two things: panel count ($450 covers up to 12, then $50 a panel) and a two story home ($125 more for the access). How long the birds have been there changes the cleanout time, not the price. Every job includes 2 to 3 reflective spinners free, depending on the size of the home. Extra spinners are $50 each installed, and old mesh that was bolted on has to come off first. Everything is on the quote before we start. We don't discover charges halfway through.

Why are pigeons nesting under my solar panels?

Do you install bird spinners?
Yes, and they are free. Every pigeon proofing job includes 2 to 3 reflective spinners, depending on the size of the home. They flash and turn in the wind and make the open roof less inviting, which takes pressure off the mesh. The mesh is what keeps pigeons out from under the panels. The spinners make them less likely to land on the roof in the first place.
How much does pigeon proofing cost?
Most solar array jobs start at $450 and are priced by panel count and roof access. That includes removing old nests and mesh, full dropping cleanup and sanitizing, and installing new mesh secured with clips. The inspection is free and the quote is firm before we start.
Why do you use clips instead of bolts?
Drilling bolts through the mesh puts holes in the material and, on some installs, in the panel frame, which can void your solar warranty. The mesh works itself off those bolts in High Desert wind and the pigeons walk right back in. Stainless clips grip the panel frame without penetrating it, hold in wind, and come off cleanly if a panel ever needs service.
Do you remove the droppings and nests too?
Yes, and it is included rather than an upcharge. We remove the nests, bag and haul the debris, wash and sanitize the affected roof and panel area, then rinse the panels. You should never be left with cleanup after a pigeon proofing job.
Is pigeon proofing humane?
Yes. We don't trap, poison or harm the birds. We remove the nesting habitat, seal the gap under the array, and add deterrents so the flock relocates and stops treating your roof as home.
How long does pigeon proofing take?
Most residential solar arrays are finished in a single day. Larger arrays, heavy nesting or difficult roof access can run into a second day, and we tell you that at the inspection, not after we've started.
What if the pigeons come back?
Our pigeon proofing carries a lifetime workmanship warranty. It is for the original customer and does not transfer if the property is sold. If mesh or clips fail because of how we installed them, we repair or replace the affected mesh and clips at no charge. It does not cover storm damage or birds getting in through areas that were not originally protected, and removal or changes by anyone else void it for the whole installation.
Will the mesh void my solar warranty?
No. We clip to the panel frame and never drill into panels, penetrate the roof or touch the electrical system. If your installer requires notification, tell us and we'll document the work for them.
Can I just clean out the nesting myself?
We'd rather you didn't. Dried droppings and nesting dust are a respiratory hazard, and the work happens on a roof, around live DC wiring, often on a slope. It's also only half the job if the gap stays open.
What if my panels are leased or under warranty?
Exclusion work of this kind is generally fine, but check your agreement. We'll provide photos and a description of the work for your provider.
